10 Most Common Questions Home Buyers Ask Their Realtor

10 Most Common Questions Home Buyers Ask Their Realtor — And the Answers

Buying a home is exciting, but it can also come with a lot of questions.

Whether you're a first-time home buyer or you've purchased several properties before, every real estate transaction is different. Market conditions change, mortgage rates change, neighbourhoods evolve, and the home-buying process itself can feel overwhelming.

At TrinityStone Realty, we believe an important part of a Realtor's job is making sure buyers understand what they're buying, what they're paying and what to expect throughout the transaction.

Here are 10 of the most common questions buyers ask their Realtors—and the answers we typically give.

1. How Much Should I Offer for a Home?

This is probably one of the most common questions we hear.

Realtor Answer:

The asking price doesn't necessarily tell us what the property is worth.

Before recommending an offer price, we look at several factors, including:

  • Recent comparable sales
  • Similar homes currently for sale
  • How long the property has been on the market
  • Condition and upgrades
  • Lot size and location
  • Neighbourhood demand
  • Current market conditions
  • Whether there are competing offers

A good Realtor shouldn't simply tell you to offer more.

Our job is to provide you with the information necessary to make an informed decision about the property's market value and an offer strategy you're comfortable with.

2. Do I Really Need a Realtor When Buying a Home?

Realtor Answer:

Having your own Realtor means you have a real estate professional representing your interests throughout the transaction.

Your Realtor can help you search for properties, evaluate neighbourhoods, analyze comparable sales, prepare an offer, negotiate terms, identify potential concerns and coordinate the transaction through closing.

The listing agent represents the seller's interests under their representation agreement.

Having your own representation gives you someone focused on helping you make the best possible buying decision.

3. How Much Money Do I Need Besides the Down Payment?

This one surprises many first-time buyers.

Realtor Answer:

Your down payment isn't the only money you'll need.

Depending on your particular purchase, additional expenses may include:

  • Legal fees
  • Land transfer tax
  • Home inspection
  • Mortgage-related costs
  • Title insurance
  • Property tax adjustments
  • Utility adjustments
  • Moving expenses
  • Immediate repairs or improvements

First-time buyers may qualify for certain programs or rebates that can reduce some costs.

Before shopping seriously, we recommend speaking with your mortgage professional and developing a realistic total home-buying budget—not simply a down-payment budget.

4. Should I Get Pre-Approved for a Mortgage Before Looking at Homes?

Realtor Answer:

Yes, whenever possible.

A mortgage pre-approval helps establish your approximate purchasing power and allows you to understand what your monthly payments could look like.

It can also prevent one of the most frustrating experiences in real estate: falling in love with a home and discovering afterward that the financing doesn't work.

However, remember that a mortgage pre-approval isn't necessarily a final approval for a particular property.

Your lender may still need to approve the property and review your financial situation before funding the mortgage.

5. How Do I Know If I'm Paying Too Much?

Realtor Answer:

This is where local market knowledge and comparable sales become extremely important.

We can look at recently sold properties with similar characteristics and determine how the home compares.

We consider things such as:

  • Location
  • Square footage
  • Number of bedrooms and bathrooms
  • Garage
  • Lot
  • Basement
  • Renovations
  • Age and condition
  • School areas
  • Property type

No two homes are identical, so determining value isn't simply about finding another house with the same number of bedrooms.

It's about understanding what buyers have recently been willing to pay for comparable properties in that particular market.

6. Should I Include a Home Inspection Condition?

Realtor Answer:

A home inspection can provide valuable information about the condition of a property and may identify issues that aren't obvious during a showing.

An inspector may evaluate components such as the roof, foundation, electrical system, plumbing, heating and cooling systems, insulation and other visible elements of the property.

Whether an inspection condition should be included depends on the circumstances of the purchase and your comfort level.

In a competitive situation, buyers sometimes consider different strategies—but removing important conditions can carry significant risk.

We discuss those risks with our buyers so they can make an informed decision rather than simply being told, "You have to go firm to win."

7. How Long Does It Take to Buy a Home?

Realtor Answer:

There's no universal timeline.

Some buyers find the right home during their first weekend of showings. Others search for several months.

Once you have an accepted Agreement of Purchase and Sale, the closing date is negotiated between the buyer and seller.

A typical purchase involves several stages:

Mortgage preparation → Home search → Offer → Conditions → Firm sale → Closing

The best approach is to start preparing early rather than waiting until you absolutely need to move.

8. What Should I Look for During a Showing?

Realtor Answer:

It's easy to become distracted by beautiful furniture, décor and staging.

Try to look beyond them.

Pay attention to:

  • Location and street
  • Lot and drainage
  • Foundation
  • Roof condition
  • Windows
  • Furnace and air conditioning
  • Electrical system
  • Plumbing
  • Signs of moisture
  • Basement condition
  • Layout
  • Storage
  • Natural light
  • Renovation quality
  • Potential future maintenance

And remember one of the most important rules of real estate:

You can renovate a kitchen. You can't change the property's location.

We encourage buyers to think about both the house they're purchasing today and how attractive that property may be to another buyer when they eventually sell it.

9. Should I Buy a New Construction Home or a Resale Home?

Realtor Answer:

Both can be excellent choices.

New construction may offer:

  • Modern layouts
  • New mechanical systems
  • Energy efficiency
  • Warranty coverage
  • Opportunities to select finishes

Resale homes may offer:

  • Established neighbourhoods
  • Mature landscaping
  • Larger lots in some areas
  • Finished decks and fences
  • Existing schools and amenities
  • Faster possession
  • The ability to see exactly what you're purchasing

The key is comparing the total cost and overall value, not simply the advertised purchase price.

New homes can involve upgrades, appliances, landscaping, fencing, window coverings and closing adjustments.

Resale homes may require repairs or renovations.

A knowledgeable Realtor can help you compare both options objectively.

10. Is This a Good Neighbourhood to Buy In?

Realtor Answer:

There isn't one neighbourhood that's best for everyone.

The better question is:

Is this neighbourhood a good fit for you?

Consider your priorities:

  • Commute
  • Schools
  • Parks
  • Shopping
  • Public transit
  • Recreation
  • Walkability
  • Lot sizes
  • Housing styles
  • Future development
  • Property taxes
  • Long-term resale appeal

For buyers considering Stittsville, Kanata and other Ottawa communities, understanding what's planned for an area can be particularly important.

New roads, schools, commercial developments, transit improvements and future housing developments can all change a neighbourhood over time.

That's where working with a Realtor who understands the local community can be especially valuable.

Bonus Question: When Is the Best Time to Buy a Home?

This is another question we hear all the time.

Realtor Answer:

The best time to buy isn't necessarily when someone predicts the market will rise or fall.

It's when your finances, lifestyle and housing needs make buying the right decision for you.

Trying to perfectly time the real estate market can be extremely difficult.

Instead, focus on buying a property you can comfortably afford, in a location that meets your needs, with characteristics that should remain attractive to future buyers.

A Good Buyer's Realtor Does More Than Find Houses

Today, buyers can find listings online within seconds.

The real value of an experienced Realtor isn't simply sending you properties.

It's helping you answer questions such as:

Is this property fairly priced?

What should we offer?

What should I be concerned about?

What conditions should we consider?

How does this property compare with the alternatives?

Could this location affect future resale?

What am I overlooking?

Your Realtor should be someone you feel comfortable asking questions—even when you think the question might be insignificant.

There are very few insignificant questions when you're making one of the largest purchases of your life.
